Fortune Hospitality Announces Rs 600 Billion AI Data Centre Park in Telangana

Fortune Hospitality and Infra LLP is planning to establish a 170-acre hyperscale artificial intelligence (AI) data centre park in Telangana, with an initial investment of nearly Rs 600 billion. The company expects the overall investment to potentially rise to Rs 1 trillion as the development progresses through further phases and additional operator infrastructure is added.

The project is being developed through a special purpose vehicle, Sudeeksha Estates LLP, in collaboration with global data centre operators and hyperscalers. The proposed campus is designed to accommodate an IT load of 1,200-1,600 megawatts (MW) through four independently operational hyperscale modules. Each module is expected to support up to 400 MW for AI, cloud, colocation and high-performance computing applications.

The facility will operate with a sanctioned power capacity of 2,000 MVA from TGTRANSCO. The proposed site is situated less than 500 metres from POWERGRID’s 765/400 kV infrastructure and is located next to TGTRANSCO’s 400/220 kV substations.

For cooling and other non-potable applications, the developer plans to use treated greywater. The project will also incorporate water-efficient closed-loop cooling technology for high-density AI workloads, along with systems for recycling, reuse and continuous water monitoring.

In a separate development, Fortune has proposed acquiring 300 acres of land in Sanand, Gujarat, for another data centre park. The proposal is currently at an initial stage and will require land allotment as well as the necessary statutory approvals.
